Real Estate is usually an after thought for most realtors, being their second career. For Richard Wan, the real estate career is his first and only career, and it began innocently.

In 2009, he was an undergraduate in his final year at NUS, aiming to just graduate and find an office job. It was then, on a hot cloudless afternoon, Richard was running an errand for his aunt, a realtor, and came to pass her her thumb drive at the showflat that she was stationed at.

Once at the showflat, Richard was totally mesmerized by the towering model, and the gorgeous show units. “This must be an easy job“, he thought, “getting to see beautifully designed houses in air-conditioned showflat!”. And from then on, Richard‘s destiny was intertwined with real estate, particularly project marketing.

This real estate path did not start well. For the first 6 months, Richard did not close a single deal, despite spending most of his weekends at showflats queuing for walk-ins. He felt increasingly frustrated and wondered if real estate was the right career for him.

This setback pushed Richard to be absolutely determined that he, being an introvert and soft-spoken, must make it in this industry dominated by outgoing and talkative persons. In order to achieve this goal, Richard spent his waking hours reading up on all news related to real estate and the market, and devoured many books teaching on sales and marketing.

This finally paid off, and Richard saw his first big commission check, after convincing his buyer with solid facts, figures and logical extrapolation. He has never looked back since.

As such, constant learning and the pursuit of knowledge has always been paramount to Richard. Besides obtaining his Bachelor’s Degree in NUS, majoring in Philosophy, Richard has pursued an additional degree, balancing part-time studies with work.

In 2016, Richard has successfully obtained a Degree in Law from the University of London.

With the advent of the digital age for property marketing, Richard is at the forefront of the trend. Through self-study and countless hours tinkering in front of the computer, he has self learnt Website Development, Google Ads, Search Engine Optimization and Facebook Marketing.

He has ranked many of his websites to the top spot for important keywords, and in doing so, made his money, and has received TOP Awards for sales transactions and commission.

Richard does not keep his knowledge to himself and is very willing to share his tips and secrets, often conducting hands-on lessons and workshops for other realtors who wish to learn website and Facebook Marketing.

Project Marketing is Richard’s first love in Real Estate, and he is very experienced in this aspect, having been appointed the Project In Charge for the following projects since 2011:

Having been through the ups and downs of the property cycle in the past 10 years, Richard has gained a fresh perspective regarding property, investing, and interpersonal relationships.

He is now more involved in training and mentorship, development and recruitment in ERA – Dynamic Force Group. He does this to pass his knowledge on to other realtors, and to continually learn from others.
